FIDES Capital Partners, LLC ("FIDES") is pleased to announce that it has arranged the $34.5 million refinancing of The Lake Business Center, a 900,000+square foot industrial and office redevelopment project in Munster, IN. FIDES served as the financial advisor to the owner, to arrange the financing in order to pay-off an existing loan, fund TI and LC costs related to in-process leases and to provide "good news" money for future leasing activity. The owner specializes in the development and leasing of office and industrial property in the Chicago area and Northwest Indiana, and has built or redeveloped over 30 million square feet. "We knew exactly what lender to go to given the circumstances, that's how we add value to our clients. The client was under significant time pressure to fund costs associated with new leases, and my partner Bill really got into the details to provide the lender with the financial information related to the redevelopment and leasing effort. From the time the client choose the lender, it only took us 31 days to get the deal closed." said Greg Longoria of FIDES.
