FIDES Capital Partners has been retained by a sponsor to raise $205mm of capital for the recapitalization of a retail portfolio in the southeast. The portfolio consists of well located, recently developed assets that are occupied by a variety of national brand name tenants. FIDES’ role includes raising of both equity and debt for the overall transaction. This recapitalization will allow the sponsor to retain a significant interest in assets they have developed and move away from the traditional merchant developer strategy. “This is a very exciting transaction that allows the sponsor to expand its capital strategies and allow it to retain an interest in some very high quality assets with great cash flow. This adds another tool to the sponsors’ arsenal, which will allow them to continue expanding their development pipeline.” said Peter Suazo.
